BC HOME SALES TO RISE

Business Man With Concepts Representing Growth, And Success

Good morning Abbotsford and Mission. Every month we try and offer you some local content for your enjoyment on your different social media new feeds. So here we go; The latest forecast from our real estate association’s economist states that with low interest rates and population growth, housing demand will be strengthened in BC. Total 2015 sales are expected to rise 2.4% to 85,050 units and a further 3.9% to 89,400 in 2016. The 10 year average is 82,100 units.

  • House Values Expected to go up to $594,000. An increase of 4.5%.

The average price for home sales is expected to go up to $594,000 this year which is an increase of 4.5%. Most of this should be in the south coast area.

The decline in oil prices will affect some areas of BC more, but the effect it will have on the overall Canadian economy is still undecided. In my opinion, the local market will be steady with the Fraser Valley forecast suggesting a 4.2% increase in sales in 2015 followed by a 3.5% increase in 2016.

Inventory management is a science primarily about specifying the shape and percentage of stocked goods. The scope of inventory management concerns the fine lines between replenishment lead time, carrying costs of inventory, asset management, inventory forecasting, inventory valuation, inventory visibility, future inventory price forecasting, physical inventory, available physical space for inventory, quality management, replenishment, returns and defective goods, and demand forecasting. Holy moly that is a mouth full!

  • 14% – 22% of sales to listings per month is considered a balanced market.

Homelife’s Blanket Drive Efforts

With the cold January and February winter months upon us we want to thank you again as we see donated warm blankets circulating our communities!

We at Homelife completed our contributions to the 20th annual blanket drive and warm clothing collection.  For our 21th Anniversary we are going to start earlier in 2015. Again thank you for your support. We intend to make 2015 a record year with collections. If you can help please do, the donations go directly to local people in need.

  • 20 years of recognition and support result in high quality donations to the REALTORS Care® Blanket Drive
  • Hope Central Ministry at New Heights Church in Mission provide food and other services to both low income families and to individuals living outdoors and appreciate the blanket donations.

For the 20th year, REALTORS® across the Lower Mainland gathered warm clothing and blankets to help over 17,000 working poor and homeless people in our region and what stood out most during this year’s Blanket Drive – November 17 to 24 – was the quality and specificity of donations. Sue Mukerji, Surrey REALTOR® and Blanket Drive volunteer for over ten years, observes, “The message that it’s not about quantity is really getting through now. Our goal has always been to collect the highest quality items to meet the needs of our most vulnerable citizens in each of our communities. “Some of our charities request only blankets; others indicate they need mainly socks or underwear. Surrey’s Hyland House specifically asked for new pillows. Because we have REALTORS®, clients and members of the public who have been supporting us for many years, we have a network to help fulfill the unique requests as best we can.”

One group that regularly receives donations from the Blanket Drive is the Hope Central Ministry at New Heights Church in Mission. They provide food and other services to both low income families and to individuals living outdoors. Carrie Prentice is the ministry coordinator and the church’s only staff person. “For many of our clients, their only source of warmth is a blanket and winter clothing provided by the Blanket Drive. “We were very touched when two REALTORS® returned after dropping off donations to bring us literally bags of socks. Something as simple as a clean, new pair of socks can really make a big difference to someone’s quality of life.”

Another beneficiary of the REALTOR® initiative is the Harvest Project in North Vancouver. They connect with over 300 families and individuals challenged by family breakdown, illness, job loss and poverty. Development officer Kevin J. Lee, said, “Thank you REALTORS Care® Blanket Drive! The donated items allow us to provide coats and clothing to women and men returning to the work force or school and help those simply in need of proper clothing for the winter season.” Established in 1994, the Blanket Drive is the largest, most recognized warm clothing and blanket collection in the Lower Mainland and has assisted more than 250,000 people. Donations from REALTORS®, their clients, the general public, corporations, retailers, community groups and schools are dropped off at over 100 real estate offices from Whistler to Hope. The REALTORS Care® Blanket Drive is a partnership between the REALTORS® of the Real Estate Board of Greater Vancouver, the Fraser Valley Real Estate Board and the Chilliwack and District Real Estate Board and their communities. –30- For more information or to obtain a photo or video link, please contact:

  • Abbotsford|Mission: STRATA CIVIC RESOLUTION TRIBUNAL (CRT)

This government initiative will start in the spring of 2015. The concept is for strata owners to attempt to resolve issues without going to court against their strata corporation by using online information and facilities for dispute resolutions. The cost is expected to be close to what small debts court action costs versus going to supreme court. If you are a strata owner and you use the CRT, you will be given a dedicated case worker.

I will update you with more information as it is implemented. Hopefully this program will resolve some of the nagging issues that occasionally affect the benefits of townhouse and condominium ownership.

  • NEW CONSTRUCTION TRENDS in Abbotsford|Mission

Multi-family housing is expected to be the new housing market for the next 5 years. The availability of land and costs of developing in large centers is making single family lots very expensive.

  • BC MARKET

The demand for BC housing has increased this year and it is expected for this trend to continue through 2015. One concern is the recent pressure on the Canadian economy as there is concern for oil prices, etc which may affect the overall economy.

TIPS and TRICKS

Your business plan should be written in the third person; not using “I”, or “we” but the name of the company. For example, rather than “I will sell directly to …” state “ABC Company will sell directly to …” Write your business plan in paragraph form, using bullet style lists and text boxes when you want to be more succinct.

Keep the writing concise and avoid repetition, even if the point you are making fits under several categories in your business plan. Avoid jargon that the reader may not understand and if you use acronyms, always spell out the full terminology with the acronym in brackets the first time you use the acronym.

The key is to just start. Don’t aim for perfection: it doesn’t exist in the business world. Instead, commit to completing each section by setting goals for yourself. Insights gained in one section will shed new light upon another. A business plan is a work-in-progress that can and should be updated regularly.

Interest Rate Insight

The Canadian economy can affect real estate, this we know beyond a shadow of a doubt. Over the last few months there has been moderate growth, this usually means interest rates will remain basically unchanged. What may affect rates is the stronger growth in the U.S. This may change interest rates in Canada after all. We tend to mimic our neighbours to the south when it comes to interest rate changes, up or down, over the last 50 years.

In 2015 the U.S. may raise interest rates putting pressure on Canada to follow.

Local residential house sales remain solid, with Abbotsford and Chilliwack out-performing Mission this year. Mission has been slower but with the recent developments commercially in Mission (IE. Walmart), one can assume there is some great deals ready to be snapped up.

  • Home values go up when the Canadian Economy is strong
  • Moderate Growth continues across Canada this year
  • Stronger U.S. economic data may lead to increase in Interest Rates
  • House sales remain strong in Abbotsford | Chilliwack
  • Population Growth and Low Interest rates to remain for the near future

It is expected that with population growth, low interest rates, pend up demand from young family buyers and increase in incomes and full time jobs over the next several years we may see an overall increase in house sales from those contributions.
